We have found that our Food & Beverage clients have a wide variety of acquisition and operating requirements that change not only by user, but also over the operating life of the company. Our role is to bring clarity and prioritization to those variables early, identify risks before they materialize, and eliminate weak alternatives before leadership is engaged in site visits.
Each engagement is managed with personal direct senior involvement from definition through execution. Our three-phase process is structured, easily understood, and designed to integrate with and move at a pace that works for your team.
We begin by creating a comprehensive, written list of the client's strategic and operational criteria. This includes site or existing facility requirements, labor needs, utility infrastructure, logistics priorities, capital investment, surrounding use concerns, and support from local government. The RFP is then distributed within a thoughtfully-defined search region, providing a well-defined target for Economic Development organizations to respond to.
Responses are reviewed and narrowed through structured desktop analysis and direct on-site inspection. Alternatives are narrowed using consistent operational, financial, and regulatory criteria specific to Food and Beverage environments. Leadership site visits are focused on viable solutions, pre-screened by KLS, that meet defined strategic requirements.
Once preferred solutions are identified, KLS leads Real Estate acquisition negotiations, negotiates and formalizes incentive awards, and coordinates the completion of pre-closing milestones with legal and technical resources. The transition from decision to execution is deliberately managed to meet schedule targets, maintain confidentiality, and coordinate the overall team to deliver value to the client.
